Upland Town Square

Upland Town Square was an underperforming, grocery-anchored, open-air shopping center at the time of acquisition. Its main anchor tenant was a Ralph’s supermarket that had closed down and remained dark since 2003. The principal’s value add strategy led to Ralph’s lease termination, which cleared the way to sign new leases with OfficeMax and a Tesco Fresh & Easy grocery at market rates. Upon executing these leases, extensive remodeling of the exterior façade of the buildings commenced. Other key tenants in the center included H&R Block, Wachovia (later Wells Fargo) and Goodyear. The property is located within Upland’s main retail node and is within proximity of the area’s primary East/West freeways, the SR-210 and I-10.
